What is a Gas Safety Certificate (CP12)?

A Gas Safety Certificate (also known as a CP12) is an official document issued by a qualified engineer after inspecting gas appliances, pipework, and flues in a property. It confirms that all installations are safe and compliant with regulations. This certificate is a legal requirement for rental properties and must be renewed regularly.

Legal Requirements for Gas Safety Certificates

  • Annual gas safety checks are mandatory (every 12 months)
  • Must be carried out by a Gas Safe registered engineer
  • Certificate must be provided to tenants within 28 days of inspection
  • New tenants must receive the certificate before moving in
  • Records must be maintained for at least two years
