What is an EICR Certificate?

An EICR (Electrical Installation Condition Report) is a detailed assessment of your property's electrical systems, ensuring that the wiring and electrics meet current safety standards. This certificate is also referred to as a Landlord Safety Test, Electrical Safety Certificate, or Homebuyer's Test.

Whether you own a business or domestic property, having a valid and up-to-date EICR is essential for compliance and safety, especially if you rent out the property. For landlords, EICR is a legal requirement to ensure tenants are protected from electrical hazards.

When Should You Get an EICR?

For landlords or those renting out properties, the law requires an EICR inspection every 5 years or sooner if indicated in your most recent report.

For homeowners it's recommended to have an EICR carried out every 10 years to ensure your electrical systems remain in safe working order.

Commercial properties may need more frequent inspections, depending on their usage and the specifics of the last EICR report. Buyers and sellers may also be requested by their solicitor or lender to provide an EICR when buying, selling, renewing a lease, or finalising a rental agreement.
